When we compare MLS data across LA's prime markets (including Beverly Hills, BHPO, Hollywood Hills, West Hollywood, Bel Air / Holmby Hills, Westwood / Century City, Brentwood, Santa Monica and Venice), we see notable year-over-year shifts:

 

October 2025 vs. October 2024:

  • 🏡 Homes Sold:
  • 184 in October 2025 vs. 166 in October 2024, an increase of 11%
  • 💰 Median Sales Price:
  • $3,258,500 in October 2025 vs. $2,860,000 in October 2024, an increase of 14%
  • 💰 Median Sales Price Per Sq Ft:
  • $1,292 in October 2025 vs. $1,237 in October 2024, an increase of 5%
  • ⏱️ Average Days on Market:
  • 47 days in October 2025 vs. 44 days in October 2024, an increase of 7%
  • 🏆 Highest Sale Recorded:

There’s been a steady increase in home sales throughout 2025, and October was no exception, continuing the trend of stronger year-over-year activity.

 

It’s worth noting, however, that performance remains highly area and property specific:

  • The ultra-luxury segment ($10M+) continues to see longer marketing times
  • Meanwhile, renovated and well-priced homes under $5M remain in strong demand, often attracting multiple offers
  • Despite broader economic uncertainty, inventory remains low, keeping prime-area properties highly sought-after
  • Additionally, buyer sentiment has improved thanks to a downward trend in mortgage rates throughout 2025.
